Lasher Construction completed a multi-year structural restoration program at The Cloisters Condominiums in Brigantine, New Jersey. Spanning more than five years, this large-scale condominium rehabilitation project addressed numerous structural deficiencies affecting the building’s concrete, steel, masonry, and balcony support systems while improving long-term safety, durability, and building performance.
A significant portion of the project focused on the investigation and repair of deteriorated precast concrete plank systems, including damaged hollow core planks, structural deterioration, bearing concerns, and repairs associated with aging structural components. Additional restoration work involved repairs to post-tension and pre-tension cable systems, reinforcing critical structural elements and addressing conditions commonly found in aging coastal condominium structures.
Structural steel restoration and replacement were performed throughout the property to address corrosion, section loss, and deteriorated support components. Numerous lintels were repaired or replaced, while reinforced concrete restoration work included structural patching, concrete reconstruction, corrosion mitigation, and restoration of load-bearing elements throughout the building.
Due to the complexity of the repairs, temporary structural shoring and supplemental support systems were installed to safely stabilize affected areas during construction. These measures allowed extensive structural rehabilitation work to be completed while maintaining the integrity of the existing structure and minimizing disruption to residents.
