Commercial Roofing Explained
Commercial roofing is simply any roofing system that is installed on a
structure that is zoned commercial. Commercial roofing is not a
designation of roof size, type or installation methods. However in most
cases commercial roofs are larger and more complicated than residential roofing systems. Commercial roofing systems are comprised of 70% low slop roofing systems whereas residential roofs are 90% step slop and only 10% low slop roofing systems.
As you read above, most commercial roofs are low slop which is why commercial roofing is often assumed to be flat roofing. Because of the size differences between most residential buildings and commercial buildings; different materials, installation procedures and technical specifications differ greatly between the two, even when the same exact material is being used.
For example, your back porch roof may have an EPDM roofing system installed on it, with 1/4'' of fiber ridged board fastened to plywood, perfectly acceptable in some circumstances. However that same roof on a hotel would require 7.5'' of ridged insulation to be installed above the plywood and a fire retardant vapor barrier.
These difference appear in every type of roofing system, which is why it is extremely important to understand that:
Residential Roofing Companies are not experienced in commercial roofing and there is little chance for a residential roofer to successfully install even the most basic of commercial roofing systems.
Common Roof Systems
Thermoplastic polyolefin, a single-ply roofing system. This system is typically white but can be ordered in other colors. It is heat welded together rather than relying off of adhesives or bonding agents. TPO is excellent at reducing heat and requires no maintenance.
Ethylene propylene diene terpolymer which is also a single ply roofing system. This system is very versatile and is typically sold
in black but a few manufactures like Firestone Roofing offers white EPDM. EPDM roofing systems are great for roofs in the northeast that are subjected to snow and ice and require very little if any maintenance per 20 year period.
Polyvinyl chloride is very similar to TPO because of its typical color and seam welding, PVC is inferior to TPO in tear resistance and durability in some circumstances, however in certain applications PVC is the best choice because of its resistance to chemicals. Most fast food chains use PVC because it is not compromised by contact with grease.
Modified bitumen is a type of roofing that is becoming more and more outdated and inferior to the newer systems like TPO & EPDM. Modified roofing systems are economical to install depending on the installation method but require frequent maintenance are are prone to damage and deterioration. Membrane roofs are most commonly made from synthetic rubber
Built up roof membranes, referred to by the acronym BUR, have been in use in the U.S. for more than 100 years. These roof systems are commonly referred to as "tar and gravel" roofs. BUR systems generally are composed of alternating layers of bitumen and reinforcing fabrics that create a finished membrane. These systems are typically removed and replaced with new safer and more cost effective systems.
Where applicable dimensional or three-tab shingles will be used, these shingles are the same as the ones on a home. The key differences being the installation and technical detail specifications.
